Agents and Contractors

Prior to a property being let LSL CCD offers and provides a number of services, which includes carrying out the appropriate level of work from a ‘clean and clear’ through to a full property refurbishment.

We must ensure all statutory obligations are met, making recommendations and providing advice and useful reports on estimated rental value and individual strategy for each property. In addition we ensure our agents comply with individual insurance requirements in respect of void property management. Once a tenancy has commenced we deal with property management tasks to include carrying out periodic routine visits and providing condition reports, carry out all necessary maintenance in line with landlords repairing obligations under Section 11 of Landlord and Tenant 1985 and Housing Health and Safety Rating System (HHSRS) under Section 1 of Housing Act 2004, carry out periodic rent reviews via service of notice under Section 13 of Housing Act 1988 and arrange the renewal of tenancies where appropriate.

It’s important that the contractors we work with have values that mirror our own, primarily to provide outstanding levels of service to our customers. LSL CCD works with the best local contractors across the country to meet our maintenance and refurbishment requirements. Our contractor panel is vetted to make sure that they are up to date and act in accordance with latest industry regulation.
